Start With the Essentials
Before you think about décor, nail the basics:
Bedrooms
- Quality mattress and mattress protector (waterproof — trust us)
- At least 2 sets of sheets per bed so you can rotate during turnovers
- 2 pillows per guest (one firm, one soft is ideal)
- Extra blankets in the closet
- Blackout curtains — guests are on vacation, let them sleep
Bathrooms
- 3+ sets of towels per bathroom (bath, hand, washcloth)
- Shampoo, conditioner, body wash in refillable dispensers (ditch the tiny bottles)
- Toilet paper — stock way more than you think you need
- A basic first-aid kit under the sink
- Hair dryer
Kitchen
- Full set of dishes, glasses, and utensils for max occupancy + extras
- Basic cooking essentials: pots, pans, cutting board, knives
- Coffee maker with pods or grounds, sugar, and creamer
- Paper towels, dish soap, sponge, trash bags
- Salt, pepper, and cooking oil (guests appreciate this more than you’d think)
Staging Makes or Breaks Your Photos
Your listing photos are your storefront. Stage every room like it’s a magazine shoot:
- Make beds perfectly — smooth sheets, fluffed pillows, a folded throw at the foot
- Style the coffee station — mugs arranged neatly, a small plant, maybe a welcome sign
- Clear all surfaces — less is more, but don’t make it feel empty
- Add texture — throw pillows, blankets, a rug under the dining table
- Fresh flowers or a green plant in the living room
The Details That Get 5-Star Reviews
We’ve read hundreds of Airbnb reviews across properties we manage. The things guests mention most:
- Cleanliness (obviously — this is make or break)
- Check-in ease — smart lock or lockbox, clear instructions
- Stocked supplies — enough TP, paper towels, soap for the whole stay
- Thoughtful touches — a welcome note, local restaurant recommendations, board games
- Outdoor spaces — even a small patio with string lights makes a huge difference
Create Systems for Ongoing Success
Setting up is one thing. Maintaining it is another.
- Build a turnover checklist specific to your property
- Track inventory — know when you’re low on supplies before you run out
- Label everything — closets, pantries, game areas (guests and cleaners both appreciate it)
- Set up a cleaning schedule with a reliable team
Don’t Do It Alone
